Engineering Disciplines
Four Disciplines, One Integrated System
YiYe Space treats a building as a machine of interconnected modules. Each discipline below shapes a different layer of that machine, and each layer is engineered to connect cleanly with every other layer. This method removes the friction that slows ordinary projects: clashing services, late design changes, and handover surprises. Our engineers draw, fabricate, and test with the final assembly always in view, so the design that is approved is the design that gets built. Because every discipline sits in one team, decisions are made with full knowledge of their consequences. A wall line that suits the structure is checked against the duct that feeds the room beside it before either is drawn in ink. That is what integrated engineering means to us. It is also why our projects finish with fewer variations, fewer defects, and fewer arguments between trades than projects that manage each discipline in isolation.
Structural Space Planning
We begin with the anatomy of the space. Our structural engineers map load paths, column grids, slab depths, and service risers so that every planned room sits within a zone the structure can actually support. We balance open spans against cost, and we model how partitions, ceilings, and heavy plant will behave over time, including vibration and deflection. The output is a space plan that survives contact with reality: no phantom clearances, no undersized zones, and no surprises at first fixing. Every plan is also checked against access for maintenance, statutory clearances, and the future moves that tenants will inevitably make. We plan for change so that the building does not trap you in the layout you chose today.
Modular Interior Engineering
Interior fit-outs are built like precision instruments. We design modular wall, ceiling, and flooring systems that are fabricated off site and assembled on site with exact tolerances. Every module is dimensioned for the service routes that run behind it, so power, data, and air arrive exactly where they are needed. Modular fabrication cuts site waste, shortens programmes, and lets a space be occupied faster while keeping finish quality high and consistent from floor to floor. Because fabrication happens under factory control, quality is uniform, delivery is predictable, and the site stays cleaner and quieter than a traditional build. The same module can be replicated again and again without drifting tolerances.
MEP Systems Design
Mechanical, electrical, and plumbing services are the nervous system of any building. Our MEP designers size air handling, lighting, power, water, and drainage networks against real occupancy loads, not rule-of-thumb allowances. We coordinate every duct, tray, and pipe into a single three dimensional model so that trades never fight for the same ceiling void. The result is a services design that installs cleanly, tests quickly, and runs quietly for decades without expensive remedial work. We also prepare the testing and commissioning sequence that proves every network before handover, so there are no hidden faults waiting in the ceiling. Energy use is modelled rather than guessed, and running costs are reported alongside capital cost.
Facility Retrofit Engineering
Operating buildings rarely stand still. We engineer retrofits that insert new capability into live facilities without shutting them down. Our team surveys existing fabric, maps hidden services, and sequences works so that occupied areas stay safe and operational through every phase. We design for minimal disruption, plan for weekend and night windows, and document every change so that the as-built record stays true to the installed reality for future maintenance teams. Before we cut a single opening, we know what is on the other side of the wall. That is the difference between a retrofit that feels seamless and one that fights the building for every inch.
Beneath these four disciplines sits a fifth thread that runs through every project: supervision and compliance. Acoustic and vibration engineering, fire and statutory compliance, and independent testing are built into our delivery sequence rather than added at the end. If a system cannot be supervised to a documented standard, we will not sign it off. Our site engineers attend every critical stage, verify the evidence, and leave a clear record behind.
